About this Project

The Ballpark Promenade is a visionary urban design and feasibility study aimed at redefining the public realm adjacent to Coors Field in Denver, CO. The core of the project involves reclaiming vehicular infrastructure, specifically converting Blake Street (from 20th to 22nd) and a segment of 21st Street into a sprawling, car free pedestrian plaza. This newly activated spine serves as the foundation for a contextual, mid rise mixed use development. Utilizing a courtyard driven massing strategy, the new architecture integrates seamlessly with the historic LoDo vernacular. The site is comprehensively programmed to include active ground floor retail and dining, upper level residential and hotel spaces, and dedicated commercial office zones, creating a 365 day entertainment district that thrives on the energy of the stadium.

Urban Designer & Lead Analyst

Tasks:

Lead Urban Designer: Authored the master site strategy and pedestrian access logic, actively reclaiming Blake Street and 21st Street to establish a massive, interconnected public plaza and circulation zone.

Mixed Use Programming & Feasibility: Developed a comprehensive, multi-tiered programming stack for the new district, strategically allocating zones for street level Retail & Dining, upper level Residential/Hotel, and Office/Commercial uses.

Architectural Conceptualization: Designed the 3D massing and footprint strategy, utilizing a strategic infill approach that integrates with existing historic structures and establishes a continuous, highly active street wall along the newly pedestrianized promenade.

Placemaking & Activation Strategist: Curated the “festival street” experience, visualizing a highly activated public realm featuring catenary string lighting, open air market stalls, outdoor dining, and dedicated zones for game day crowds and street performers.

Visual Communication & AI Integration: Generated a complete suite of professional graphics ranging from technical pedestrian access diagrams and stark white box site plans to highly detailed, photorealistic day and night architectural renderings to pitch the ultimate “What If” scenario to stakeholders.

Redeveloping this footprint allows for the creation of a high density mixed use anchor that will completely redefine the public realm and establish a thriving 365 day entertainment destination.

This diagram outlines the proposed conversion of vehicular infrastructure along Blake Street into a dedicated pedestrian spine. By permanently removing cars from this zone, the street becomes a unified plaza that directly connects the new commercial development to Coors Field.

This color coded perspective details the strategic distribution of retail, residential, commercial, and public spaces throughout the district. By layering these distinct uses, the development ensures a vibrant and economically active streetscape all year round.

This site plan translates the highly successful urban planning principles of the Fenway Park neighborhood directly to the Denver Ballpark District. Just as Lansdowne Street transformed the Fenway area by prioritizing foot traffic over vehicles, this site plan illustrates the permanent pedestrianization of Blake Street to seamlessly bridge the gap between Coors Field and the surrounding city blocks. The proposed development anchors this newly reclaimed public realm, proving that converting asphalt into an active festival street creates immense value and a world class 365 day entertainment destination.
